We have the capacity to accommodate over 300 guests at one time. Many of our properties are in the same building and in some instances right next door to each other. Please call us to discuss your large group needs.
You will enjoy the convenience of our self check-in system. No need to find our office or a lock box in the middle of the night or during a snow storm. Key cards are mailed to you with detailed driving directions In most cases, you may drive into the warm parking garage and head straight to the condo. To check-out of the property, just leave your keycards on the counter and make sure all doors and windows are secure.
Normal check-in is after 4 pm and check-out is 11 am. If you arrive early or depart late, please let us know. If possible we will arrange for an early check-in or late check-out at NO ADDITIONAL CHARGE!
No we do not take security deposits. At the time a reservation is made a 50% down payment is taken. You will accept our rental agreement via Internet or fax and provide us with a credit card to keep on file. No less than 30 days before your arrival, we will collect the other 50%.
Depending on the size of the property you are staying in, the cleaning fees range from $59 to $125. You are provided with professionally cleaned accommodations which include a large supply of linens and a starter supply of things like soap, shampoo, toilet paper, and paper towels. At the end of your stay, the property will be cleaned, restocked and inventoried. We want you to be able to enjoy your vacation up to the very end. All we ask is for you to be respectful of the property and we will take care of the rest.
Generally no. You paid for fully stocked accommodations and a full service professional cleaning at the end of your stay. If you wish to have a mid-stay cleaning or even daily cleaning, we will be happy to arrange this, at an additional cost. We require at least 24 hours to fulfill a la carte cleaning requests.
In most cases the refund policy is as follows: Cancelation more than 60 days out = full refund minus $200. Cancelation 45 to 60 days = ½ the total reservation cost. Cancelation 30 days or less = no refund.
As compassionate and understanding people we realize that sometimes unforeseen things happen. If you contact us and describe your extenuating circumstances (e.g., lost job, illness, injury…) we will attempt to re-rent the property to another person. If we are able to re-rent the property then we will refund that amount to you.
We recommend that you research third party trip insurance companies. Usually, for about 10% of the total cost of your vacation you can be insured for both accidents and trip cancellation.
We believe in maintaining the integrity of the properties we manage. Please be aware, we will hold you accountable for unreasonable wear and tear or damage to the property. You gives us explicit permission to charge your credit card for any damages.
For non-emergency repairs and maintenance we provide 7 day per week service from 9 a.m. to 6 p.m. Major holidays are excluded. Emergencies are handled 24/7/365.
All of the properties we manage have either wired or wireless Internet. Please check the advertised information of the property you are renting. These services are provided free of charge and as courtesy to for you. We are unable to guarantee 100% uptime of Internet service. Most of the properties we manage do not have a telephone. We have found that virtually every rental guest has a cell phone and a land lines are rarely used.
All of the properties we manage have cable TV. In most cases there will be approximately 60 channels plus free HBO.
Each property we manage is owned by a different owner with different motivations. Some owners want to maximize rentals and others want to keep it available more often for their use. Also, every property is different. Renting a condo / townhome / house is very different that renting a hotel room. Some of the properties have standard features and others have extremely high-end features with million dollar views.
Call us and we will assist you 24/7 in regaining access to your accommodations. In most cases we can get you back in within 2 or 3 minutes. In the event you need emergency assistance due to your negligence, we may assess a trip charge.
You are renting directly from the private owner of the property. We are the manager for the owner.

No. Please be aware that bringing pets and smoking are grounds for immediate termination of your stay, without refund.
