Summit County Mountain Retreats is growing in Keystone
Greetings River Run Homeowner!
Summit County Mountain Retreats (SCMR) has grown rapidly in the past year. We started out managing just a few condos, including our own in River Run. Just one year later we now manage 47 condos in River Run. Our company is focused exclusively on River Run and employs the most unique business model in the industry. Our foundational principles are truth, transparency, and reasonable fees for outstanding services.
It was said that we could not do it, but we did it anyway and it works. Our system is simple and fair. We charge a low 9.75% management fee, a $125 per month maintenance fee and an annual marketing fee that ranges from $150 to $1250 depending on the amount of market exposure you want.
What does all this mean? It means that you get to keep approximately 85% of all the rental income your condo makes. We do not ask for “comp nights”. We do not charge extra for regular maintenance, and we do produce the same or better rental numbers as our competitors.
Even during one of the worst recession’s history, SCMR was able to produce better rental numbers than other management companies did during good times. A typical 2 bedroom condo in River Run produced $28,000 to $32,000 in 2009. The owners’ NET PROFIT was $24,000 to $27,000.
Why should you believe us? First, we have the numbers to prove our success. Second, we have satisfied clients that are happy to attest to our stewardship of their units and bringing home the bacon. Third, many of our competitors choose to use scare tactics to defend their exceedingly high rates, instead of arguing the merits of why they charge 25% to 60%. Did you know we have 24 hour maintenance? Did you know we have procedures to avoid having your guests stranded in the cold? Did you know that we use the strongest language possible in our rental contract to protect your condo and hold renters accountable?
What do we do that is so different? First, we run a truly efficient operation. We have to. There is not room for pork in our budget. Second, at whatever level of marketing you choose from us, you will get much more than you pay for. Third, we have tossed away the old concepts of how to advertise and market to vacationers.
