Summit County Mountain Retreats offers a broad spectrum of management services for owners of real estate in the Keystone Resort. Our cost structure, marketing strategy and client services are unique. Everything we do is built from the ground up. We do not
simply copy our competitors systems and then make small “tweaks.” Here are some specific examples.
Cost structure
Flat 12.75% to 23.75% management fee for best in class management services. This includes both online and live-person reservation systems, 24/7 maintenance service, keycard control, management of all aspects of rental guest experiences and stewardship of

We take the hassle, frustration and uncertainty out of maintenance for our clients. Our comprehensive maintenance program has a flat $125 per month fee. This includes all standard maintenance on doors, furniture, electrical, light bulbs, plumbing, appliances,
electronics, linen replacement, and one major service call per month. Quite simply, if your stove requires an expert to repair, we will pay for the labor for this service call, once every month.
Marketing strategy
This is the engine that drives the revenue for our clients. We understand that the quality of dollars spent is far more important than the quantity of dollars spent. Additionally, our clients have the ability to choose how and where their marketing dollars
are actually spent. Summit County Mountain Retreats leverages your marketing dollars by advertising with the most seasoned and well known vacation rental websites and by using our own powerful website with a full featured booking engine. Additionally, our
website is enhanced with the most advanced Search Engine Optimization techniques available. Sounds like lofty stuff. We think it is pretty cool. We guarantee to exceed your expectations.

property management system that penalizes owners for damage caused by renters or strong arms them into making concessions that are unfair. For everything in our business we believe in fairness and “appropriate” accountability. This means that if a problem
is our fault, we will take responsibility for it. If a rental guest breaks a chair, then we will hold them accountable. If your TV stops working then we will replace it for you, but at your cost. We think it boils down to common sense, and we hope you do too.

We know that our client’s goals can only be achieved by providing an outstanding experience to rental guests at a great price. Therefore, we anticipate the needs of our guests and constantly look for opportunities to improve.
Specific services
- Exclusive No hassle check-in / check-out service. Pick-up your keys anytime, day or night from our secure lockbox. Upon departure, leave your keycards on the kitchen counter and have a safe trip home.
- Early check-in / late check-out available. If you are arriving before the standard 4 p.m. check-in time or leaving after the standard 11 a.m. check-out time, we are happy to arrange your check-in or check-out for a different time, as long as there is not
a conflict with another guest.
- Discount information for ski rentals, bike rentals, mountain tours, restaurant recommendations, and various other “locals only” information.
- 6 day per week regular maintenance services and 24/7 emergency maintenance service.
- Rent the specific vacation condo you want. What you see is what you get.

- Generous supply of linens for your stay. A Typical two bedroom unit is provided 10 sets of towels. In the event you need to wash linens during your stay, there are laundry facilities for all of our properties. Many units have private washers and dryers.
- Initial supply of soap, shampoo, conditioner, lotion, toilet paper, paper towels, facial tissue, dish soap and more.
- All properties have cable Television and many of them are upgraded with recent flat screen LCD Televisions, HD signals, DVD and Blu-Ray players.
- We are the ONLY company to offer XBOX 360, Playstation 3, Wii and the amazing iPad 2 as a premium service.
- Free shuttle bus in and around the Keystone Resort.
- All units have optional portable cribs and air mattresses.
- Optional daily or mid-stay cleanings are available.
