This condo is on par with other condos in the area. It's very central in Breck, not far from the Gondola in terms of walking, not far from all the local favorite restaurants,shops, etc. Would stay here again due to its location and easy access. I think it would be really tight for 4 people to stay here but it could be doable.

Electric outlets in kitchen not working. TV internet not connected so no Netflix etc. Murphy bed as the main bed was poor. With pullout couch in use there is little room to move around. Decor is dated. No daily housekeeping was disappointing.

Awesome room and location!! Horrendous check in process. My wife and I left Colorado Springs at 6:30 am on Friday March 22. Couple's get away. Got close to 22,000 vertical feet. We were extremely tired when we got to the location and began the check in process. With my wife in the car, I went through every lock box 4 times - there was no lock box with W113 on it. The metal wire broke and all the lock boxes on it fell to the ground. 35 minutes later I gave up and called. Got a nice fella who tried for about 5 minutes but couldn't help - he transferred me to his supervisor who could not help - so Adam from Keystone had to drive to Breck on a Friday late afternoon w traffic - at this point my wife is livid and wants to drive back to Colorado Springs but I waited for Adam. He also couldn't find it but made a good guess that the one with your sticker on it was it. I was not sent the code so could not have opened it anyway. Turns out the key card to the garage did not work so Adam had to drive back to give us another key. I'd say it all took 75-90 minutes of wasting time - the night did not go well with my wife. Adam mentioned that we would be compensated but I have not heard anything. Thanks for letting me know

We had a great stay at the property. It's just enough for two people who are spending most of their days snowboarding and not inside. Great to have the hottubs and ammenties on site but just a warning that they can be crowded at the property.

The location and the overall experience was incredible! The unit was perfect for our needs, but a few, inexpensive updates could make this unit so much better. The "beds" need new mattresses as they sink towards the middle and are just worn out. An addition of pool towels (or even a few more bath towels) would eliminate the need to wash towels daily (albeit in the in-suite ammenities). However, we didn't spend much time indoors and the location definitely offset the need for a few, minor updates.

This was a cozy little condo in the absolute perfect location. Great service and lodge amenities. We skied out to Gondola in am and right to the front door at end of day. Condo does need a few things, none of kitchen counter outlets worked and entry light did not work. TV would not connect to WiFi for streaming.

This was the prefect spot for our first visit to Breckenridge. The room was comfortable and well equipped. Within a 5-10 minute walk from restaurants, pubs, and shops. Literally dozens of hiking trails within a 15 minute drive. Would definitely stay here again.

We didn’t want to pay an arm and a leg, and happened to stumble across this rental and glad we did. Great for a small family (2 adults and 6/8 year old kids. The main town street is literally a stone’s throw away from the resort. Also there are two arcades right across the river, which worked out great for our boys. Walked to a few trails in Breck, no need to drive. The rental was clean, about 50 feet to the pool/hot tub and had everything we needed. If you’re looking to cook while you’re there, bring along some spices but they had S&P there. Also recommend to stop by Walmart in Frisco, as the groceries in Breck can be a pricey! All in all, we are extremely pleased with the rental and looking forward to staying here again.

Great location central to everything. Unit and facility were ok. Check in was challenging due to key procedures and equipment. Needs maintenance - bathroom sink completely clogged, carpet has fully served it’s purpose, and bed placement makes movement too tight.

The only problem was the parking pass was not in the unit. I made multiple calls to get this rectified, but it never was. I had to go to the front desk everyday and get a pass so my car would not get towed.

Room is in very convenient location. When we arrived the parking pass was not in the room. We called management and they said they would have one delivered to the room. Pass was never delivered and we ended up having the front desk write us a temporary one. The room is small but manageable with the Murphy bed, however the Murphy bed did not fold up all of the way. It protruded quite a bit causing us to try and barricade it so that it didn't flop down unexpectedly. Large sections of the carpet did not appear to have been vacuumed. The vacuum in the room puffed out a large puff of dust when I tried to vacuum using the vacuum in the room. The kitchen and laundry worked without issue. Front Desk staff was courteous and helpful.

The primary attraction of this property is the location: it is right at the base of mountain...walk to the gondola in the morning, and ski off in the afternoon. It’s also one block from Breck’s awesome downtown. Superb location!
The building is decent with some nice amenities. It’s certainly nice to have dedicated, underground parking, for example. It does show its age; this will not be mistaken for a 5-star hotel.
Before I comment on the unit itself, I will acknowledge that it was very reasonably-priced, especially for the superb location, and we had relatively modest expectations. Pros: clean, very quiet, ample kitchen & dining space, high-quality kitchen appliances, decent bathroom, relatively well-stocked (tissue, TP, paper towels, cooking utensils, etc.). Cons: shows it age, the Murphy Bed didn’t fold up into the wall due to the larger size mattress (which was comfortable!) which rendered it silly & useless as it takes up way too much footprint when it’s down; lacking many low-cost furnishings that would make this a more usable unit such as a dresser, a second nightstand, luggage racks, a second towel bar in the bathroom, etc. The owner or manager should give more thought to the question, “how can we make this a nicer experience for our guests?” I would say the same for the building itself, for example in the hot tub area, there are no towel hooks. Small details, but these are things that make a difference and it’s hard to believe that I’m the first person to think of these things. (I hope not!)
Overall, the excellent location and reasonable price outweighed the irritations I noted above. We WOULD stay again, keeping our expectations in check.

Really great location right for skiing, enjoying the town, and hitting the hot tub. It's a soft bed like others said, but I didn't have a problem. Well stocked kitchen for all of my needs. 4 o'clock ski run ends right across the street and lots of bus options if you don't want to walk to the gondola in the morning.

This is a great location, nice studio unit. Very comfortable couch. Bed was the best I slept on in a week long road trip.
The facility is in need of some pre-season maintenance (which looked like it was being addressed.)

We loved the location and the place. It was very cozy and welcoming. But I will say the bed was pretty uncomfortable and the couch was as well and I think it’s because the bed is broken in it. Other then that it was an amazing place to stay and we’d definitely be back again.

We loved visiting Breckenridge and the location of this place made it even better. Close to everything and even most things were within walking distance. The place was clean and spacious enough for the two of us. It did get hot and thankfully there was a fan but being on the first floor we weren’t comfortable leaving the windows open over night or else it would’ve been cooler. We enjoyed our first time to Breckenridge!

We enjoyed our stay at River Mountain Lodge #113W. The room was clean, and we enjoyed the fireplace during a cool evening. The murphy bed was comfortable. The communication with the property management is great. We received texts and emails that made check-in to checkout very easy. Restaurants, shopping are all walking distance. We would definitely stay here again in the future.

Overall, it was a nice place to stay and close to downtown. My main complaints were: 1)when we unfolded the sleeper sofa, there was a granola bar and a shirt folded up in the mattress��, and 2) neither of the hot tubs were working during our stay. Otherwise, it's a nice place to stay!

Great place to crash after a day on the slopes. Everything we wanted to do was well within walking distance. The rental was clean, comfortable, and inviting. I will seriously consider staying again for my next trip to Breck!

Was a great stay. Unit was clean and have everything we needed. Was great to have laundry and we loved the flip of the switch for the fire place. The text communication was awesome for any questions that we had. Very comfortable and the access to the breck gondola and skiing back directly to the lodge was just awesome. Definitely will be back!

This place was perfect for an affordable 3-person ski weekend. It's very close to the main street with restaurants and shops. Although we used the main murphy bed as well as the pull out couch bed, there was enough room to cook meals and sit down to eat at the table. The kitchen appliances were all up to date.

Late check-in was tricky, but great help at the lobby even though they were not affiliated with the private-owned condo. No heat or fireplace was quickly remedied by late night maintenance. Overall good value and would stay again.

We enjoyed our stay at River Mountain Lodge in Breckinridge. The condo was small but very cute. The best feature was the huge kitchen which we used for breakfasts. The room was very hot so we used the huge fan provided that cooled off the room substantially. The biggest negative was the Murphy bed which was extremely lumpy and uncomfortable. Had it not been for this fact we would have rented there again.

The location of the condo was exactly what I was looking for. Just a bit off of Main St. so that there wasn't a ton of traffic and yet just a short walk to restaurants and the gondola. The 4 o'clock was right across the street for ski-in access. Condo was very clean and kitchen was updated and had everything I needed. Comfortable for a solo trip or even a couple. Highly recommended.

This condo was really in the most perfect location for easy access to the gondola for skiing as well as a quick walk to downtown Breckenridge. It is small, but perfect for 2 people. Furnishings a little worn, but everything very clean and the kitchen is great and very well stocked! Our only complaint would be the mattress on the Murphy bed. It is fairly soft, which is okay for a few nights, but there seemed to be some type of rubber mattress pad on it, which made it very slippery and a bit uncomfortable. This would be easily fixed, so I can’t say it’s a huge issue. Great place, we would go back! Also, communication from the rental company was most excellent!

Thank you to all that helped give us this wonderful vacation. River Mountain Lodge is perfectly placed in Breck for convenient access to everything. If I had to nitpik, the only thing we felt was how cramped the room was. Amenities were perfect, just overcrowded because of the size of the furniture. Smaller, and more cleverly placed furniture would have made this place a 10.
All that being said, our hosts were perfect. Excellent communication. Clean and well stocked room. Overall, a perfect visit. We'll be back again!

We had a very good stay. When renting we expected it to be a 1 BR + Murphy bed and arrived to find it was only an efficiency. We made it work with one person on couch and one on floor on couch cushions. Also the blinds were clearly broken and in need of replacement. Fair price for location and size in the end. Enjoyed the stay and would consider it again.

We were a little unsure how to check in because since the room we rented was through its owner and not the lodge. It would have been better of the front desk at the lodge did this service instead of an office in the next city. Once we got this figured out everything went smoothly tanks to the folks at the front desk at River Mountain lodge. Then location was great and the room was nice Recommend getting a new mattress for the Murphy Bed

The condo is perfect for up to 4 people that want to be in the heart of downtown Breckenridge. 100 yard walk to the Main Street with all the shops and restaurants. Easy instructions for use and parking garage made the stay easy. Pool and hot tub right out the back slider. Will stay here again if available next time I’m in Breckenridge.
